House Plan Description

The Classic Georgian incorporates many characteristics of the finer homes built in the Georgian Colonial architectural period in the United States. Its front façade is symmetrical with a large center chimney, an impressive front entry doorway, formal and intricately detailed facade with corner quoins, elaborate window pediments and a multi-layered eave cornice adorned with elegant dentil molding. The ell and two car garage on the side elevation compliment the main house and give it a greater lateral dimension. Graceful arches and an ornate cupola add interest to this façade and further develop the formal nature of this home.

DESIGNER NOTES

The interior of this efficient home is designed for comfortable family living. The large, eat-in, country kitchen with a fireplace and French doors will be a bright warm place for family interaction and activities. The living/dining room areas are open to each other but can be separated by a set of pocket French doors when an air of formality is required. The office or library can also serve as a first floor guest room. Connecting the main house to the garage is a mudroom ell with covered side entry by means of the farmer’s porch. The ell contains an informal entry area with closets, a laundry room, half bath, and garage access to round out the first floor plan. The second floor of this house contains a gracious master bedroom suite with a fireplace, separate walk-in closet and a comfortable master bath. Three additional bedrooms share a second full bathroom on this level. Ample storage and closets are found in the rooms and hallway on this level. Optional living space for future expansion can be found on the second floor above the carriage shed. Attached to the mudroom by means of a heated, interior staircase, this bonus room with walk-out upper balcony is the perfect space for a private office, media, game or exercise room, or an in-law apartment. This home should be finished in white or an off-white color paint or stain to maintain its air of formality. It could also be custom designed with a brick exterior. Trim color, tinted slightly darker, will accent and enhance the exterior detailing. The front and side entry doors may be finished with a darker “colonial” accent color and the roofs should be slate, grey colored asphalt or sawn cedar, which will turn silver with age.

All house plans from Houseplans.com are designed to conform to the local codes when and where the original house was constructed.

In addition to the house plans you order, you may also need a site plan that shows where the house is going to be located on the property. You might also need beams sized to accommodate roof loads specific to your region. Your home builder can usually help you with this. You may also need a septic design unless your lot is served by a sanitary sewer system. Many areas now have area-specific energy codes that also have to be followed. This normally involves filling out a simple form providing documentation that your house plans are in compliance.

In some regions, there is a second step you will need to take to insure your house plans are in compliance with local codes. Some areas of North America have very strict engineering requirements. Examples of this would be, but not limited to, earthquake-prone areas of California and the Pacific Coast, hurricane risk areas of the Florida, Gulf & Carolina Coasts. New York, New Jersey, Nevada, and parts of Illinois require review by a local professional as well. If you are building in these areas, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your building department. If you aren’t sure, building departments typically have a handout they will give you listing all of the items they require to submit for and obtain a building permit.

Additionally, stock plans do not have a professional stamp attached. If your building department requires one, they will only accept a stamp from a professional licensed in the state where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for review and stamping. In addition, plans which are used to construct homes in Nevada are required to be drawn by a licensed Nevada architect.
