A GOOD NEIGHBOR 454-1. This home was featured in the first chapter of Sarah Susanka's fourth book, Home By Design, and was designed to blend into a 1920's inner ring suburban neighborhood. The hipped roof with large projecting overhangs, horizontal trim bands, contrasting brick base and two story form add a sense of the past to what is in reality very contemporary detailing.

The interior is open, spacious and filled with light, with well-placed windows drawing you through what Sarah refers to as a "Sequence of Places", rather than a set of discrete rooms. Throughout the home, lowered ceilings and soffits differentiate one activity place from another, leaving open views through the house and simultaneously providing a sense of shelter and intimacy. Sarah's signature use of trim detail and built-ins gives the home warmth and character.

A Good Neighbor has a separate in-home office that can double as a guest bedroom or away room. The kitchen is at the heart of the main level, and is beautifully integrated with both the main living area and the dining room. Tucked behind the kitchen is a true mudroom, along with a mail-sorting place.

The upper level of the home has two large bedrooms, the laundry for convenience, and a beautiful master suite. The master bedroom has a variety of ceiling heights, intimate nooks, built-ins and bump-outs for architectural interest and delightful spatial experiencing. From the master bedroom, a long hallway draws you past the master bath and walk-in closet to an upper level office. A door off the master bedroom opens onto an upper level connecting deck above the breezeway that leads to the glass roofed gazebo above the garage.

This house design also comes with plans for a full basement the size and shape of the main level. Provisions are sketched out for a full bath, recreation room, lots of storage, and an exercise room that could easily be a future bedroom.

A GOOD NEIGHBOR was the inspiration for the NOT SO BIG SHOWHOUSE 2005, (Plan #454-6) which is essentially the same design except that the floor plan is reversed, a wrap-around porch has been added, and the wall construction is SIPS panels instead of the standard 2x6 wood frame construction of this design. The SHOWHOUSE design does not include plans for a basement

Please note that in most areas of the country, these house plans will be everything you need to build, but not necessarily everything you need to obtain a building permit.

In addition to the house plans you order, you may also need a site plan that shows where the house is going to be located on the property. You might also need beams sized to accommodate roof loads specific to your region. Your home builder can usually help you with this. You may also need a septic design unless your lot is served by a sanitary sewer system. Many areas now have area-specific energy codes that also have to be followed. This normally involves filling out a simple form providing documentation that your house plans are in compliance.

In some regions, there is a second step you will need to take to insure your house plans are in compliance with local codes. Some areas of North America have very strict engineering requirements. Examples of this would be earthquake-prone areas of California and the Pacific Coast, hurricane risk areas of the Florida, Gulf & Carolina Coasts. New York, New Jersey, Nevada, and parts of Illinois require review by a local professional as well. If you are building in these areas, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your building department. If you aren’t sure, building departments typically have a handout they will give you listing all of the items they require to submit for and obtain a building permit.

Additionally, stock plans do not have a professional stamp attached. If your building department requires one, they will only accept a stamp from a professional licensed in the state where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for review and stamping. In addition, plans which are used to construct homes in Nevada are required to be drawn by a licensed Nevada architect.
