Key Design Elements
GREAT ROOM

This space is the core of the plan and contains the kitchen, dining area, and living room. One side opens to the yard through a series of French doors, the other is defined by a storage and display wall.
MASTER SUITE

The spacious master bedroom has outdoor access; an entry, walk-in closet, and bathroom containing double vanities, a tub, and a shower complete the unit.
BEDROOM/BATH UNIT

This unit contains two bedrooms linked by a short hall that also opens to a bathroom.
GUEST ROOM

Whether used as a fourth bedroom or a guest room/office, this unit includes its own bathroom.
GARAGE/LAUNDRY

The two-car garage, which can orient in three directions, has room for a workbench and storage cabinets, and opens to a laundry room and a powder room along the rear wall.
ENTRY PORCH

The sheltered area at the front door expands or contracts depending on the selected layout.
TRELLIS

This structure parallels the Great Room to provide sun protection and a graceful transition between inside and outside.
FLEXAWALL

The Flexawall can open to the Great Room, the Hallway, or be split between rooms. Flexawall is designed to be used for storage and display or as bookshelves. Get creative and use it to personalize the adjacent spaces.

Nationally acclaimed San Francisco architect Nick Noyes designed the Flexahouse in partnership with Houseplans.com. Nick has won numerous awards from the American Institute of Architects and his houses have been published in Architectural Record, Coastal Living, House Beautiful, and Sunset.

"The idea," says, Nick, "is to create a design that's almost a custom home plan because of the many options you can select. The basic elements can be organized into three very different plans.
