Plan Description

The Plat House 3\ \ The Plat House 3 is a larger version of the two bedroom Plat House design (Plan 431-2), Greg La Vardera's most popular house plan. Although many people over the years have built the two bedroom version of the Plat House, many others have requested a three bedroom version. This house is called the plat house because it is surrounded on three sides by deck space and most of the interior space is open to the view as if the entire house is one big deck. The design is based on a guest house I worked on in 1995 and which has been updated, completely redesigned actually, to offer as a stock plan.

The living area in this house is an open flowing space. The living room includes a windowed bay that extends out under the porch roof and puts you out into the landscape. You will find the kitchen has a similar space that is ideal for a table. The rear wall of the house has high windows that provide privacy from the approach side of the house. But the back wall also provides for the real anchor of this design, the storage wall that runs the entire length of the house. Starting in the utility room, running through the entry, morphing into an entertainment center in the living space, a pantry in the kitchen, and the closets for the master bedroom, this rivals the storage of a much larger house.

Meet the Designer - Greg La Vardera

Gregory La Vardera graduated from Rensselaer Polytechnic Institute in Troy, New York. He started his own practice in 1994 specializing in light residential and commercial work and has recently branched into contemporary stock house plans. Extensive experience in common building techniques helped shape his designs, which suit a variety of sites, celebrate indoor-outdoor living, and use simple forms and materials in expressive ways. One plan even draws inspiration from the mid-century modern houses built by the California community developer Joseph Eichler. The plans include one and two story designs.

All house plans from Houseplans are designed to conform to the local codes when and where the original house was constructed.

In addition to the house plans you order, you may also need a site plan that shows where the house is going to be located on the property. You might also need beams sized to accommodate roof loads specific to your region. Your home builder can usually help you with this. You may also need a septic design unless your lot is served by a sanitary sewer system. Many areas now have area-specific energy codes that also have to be followed. This normally involves filling out a simple form providing documentation that your house plans are in compliance.

In some regions, there is a second step you will need to take to insure your house plans are in compliance with local codes. Some areas of North America have very strict engineering requirements. Examples of this would be, but not limited to, earthquake-prone areas of California and the Pacific Coast, hurricane risk areas of the Florida, Gulf & Carolina Coasts. New York, New Jersey, Nevada, and parts of Illinois require review by a local professional as well. If you are building in these areas, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your building department. If you aren’t sure, building departments typically have a handout they will give you listing all of the items they require to submit for and obtain a building permit.

Additionally, stock plans do not have a professional stamp attached. If your building department requires one, they will only accept a stamp from a professional licensed in the state where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for review and stamping. In addition, plans which are used to construct homes in Nevada are required to be drawn by a licensed Nevada architect.
