Plan Description

We like garages, but not when they demand too much attention. This plan places the garage off to the side. This is an ideal home plan for a family, with plenty of flex space in the home office and media room/guest bedroom. The entryway is inviting and the master suite is impressive. - Fine Homebuilding Magazine This classic 3,130 sq. ft. Country/Farmhouse style family home takes advantage of every season with covered front and side porches, a generous screen porch, and a mudroom. And it offers a trove of other amenities. The ground floor office can double as a guest room thanks to the adjacent full bath. There is a media room as well as a family room. The screen porch beside the kitchen is perfect for alfresco meals. The kitchen includes a large walk-in pantry and there is a storage/utility alcove beside the garage entry. The bedrooms are upstairs, with generous walk-in closets for each along with the laundry, and a spacious Jack-and-Jill bath between bedrooms 2 and 3.

Meet the Designer - Bruce Butler

null - Houseplans.com
“If I were asked to say what is at once the most important production of Art and the thing I most longed for, I should answer A BEAUTIFUL HOUSE.” - William Morris

By Design is an architectural practice in the coastal town of Yarmouth, Maine, just north of Portland. Bruce is a sole practitioner who specializes in well-designed energy efficient new homes and additions. He is LEEDAP-certified and a member of the American Institute of Architects and NCARB (the National Council of Architectural Registration Board).

Bruce's designs are characterized by thoughtful attention to proportion, detail, and a contextual dialogue with the surrounding natural landscape while taking advantage of opportunities for energy efficiency. The house's interior volumes express the daily and seasonal rhythms of their occupants based on solar orientation, finishes, and the desire for privacy or togetherness.

Mr. Butler has practiced architecture for 30 years, nine in Boston and twenty-one in Maine. He is a graduate of Dartmouth College and the Harvard Graduate School of Design where he received a Master's Degree in Architecture. His goal is to create houses that are a joy to live in!

Important Information

All sales on house plans and customization/modifications are final. No refunds or exchanges can be given once your order has started the fulfillment process.

All house plans from Houseplans are designed to conform to the local codes when and where the original house was constructed.

In addition to the house plans you order, you may also need a site plan that shows where the house is going to be located on the property. You might also need beams sized to accommodate roof loads specific to your region. Your home builder can usually help you with this. You may also need a septic design unless your lot is served by a sanitary sewer system. Many areas now have area-specific energy codes that also have to be followed. This normally involves filling out a simple form providing documentation that your house plans are in compliance.

In some regions, there is a second step you will need to take to insure your house plans are in compliance with local codes. Some areas of North America have very strict engineering requirements. Examples of this would be, but not limited to, earthquake-prone areas of California and the Pacific Coast, hurricane risk areas of the Florida, Gulf & Carolina Coasts. New York, New Jersey, Nevada, and parts of Illinois require review by a local professional as well. If you are building in these areas, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your building department. If you aren’t sure, building departments typically have a handout they will give you listing all of the items they require to submit for and obtain a building permit.

Additionally, stock plans do not have a professional stamp attached. If your building department requires one, they will only accept a stamp from a professional licensed in the state where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for review and stamping. In addition, plans which are used to construct homes in Nevada are required to be drawn by a licensed Nevada architect.
