This home is featured in architect Sarah Susanka's The Not So Big House, and was designed originally to embody many of Sarah's "not so big" principles in a house that is "not too expensive" to build. PRAIRIE INGENUITY illustrates how a few simple design decisions can keep costs in check without sacrificing space and detailing. The form of the house is a simple rectangle with a bump-out at the stairway. Unlike a house with a more complex exterior, a rectangular form encloses significantly more interior space within significantly less exterior surface. Since the exterior envelope of a house is where the majority of the construction costs reside, this simple strategy helps get the most our of every dollar spent. Exterior trim and siding color changes help make the form more expressive, without adding unnecessarily to the cost of the structure.
The interior of the home is rich with ceiling height variety, with long connecting views making it appear to be significantly larger than it actually is. A continuous trim band runs above all the doors and windows and weaves the home together, adding lots of character. For a family that wants the spatial variety of a Not So Big house without the hefty price tag, this house is an excellent choice.

DESIGNER NOTES
There are many dropped soffits throughout this home, defining and sheltering the activity places beneath, such as in the kitchen, the living room, and the master bathroom. By placing windows adjacent to perpendicular wall surfaces, the entire wall acts as a big reflector, bouncing light deep into the interior. You can see this most readily in the stairway where the glass block abuts the sidewall, creating lovely patterns of light throughout the space as the sun moves across the sky. There is also an in home office that can also be used as an Away Room, adjacent to the living room, yet separated from view. Designed as a house for a family of four, this is an ideal family home. It is designed with a full, unfinished basement, which, on a walk-out lot, can expand the house from 2,100 to 3,200 sq. ft

 important information
In addition to the house plans you order, you may also need a site plan that shows
where the house is going to be located on the property. You might also need beams
sized to accommodate roof loads specific to your region. Your home builder can usually
help you with this. You may also need a septic design unless your lot is served by a
sanitary sewer system. Many areas now have area-specific energy codes that also have
to be followed. This normally involves filling out a simple form providing documentation
that your house plans are in compliance.
To find out what documents you should expect with your house plans, see
What’s Included?
In some regions, there is a second step you will need to take to insure your house plans
are in compliance with local codes. Some areas of North America have very strict
engineering requirements. Examples of this would be earthquake-prone areas of California
and the Pacific Coast, hurricane risk areas of the Florida, Gulf & Carolina Coasts. New
York, New Jersey, Nevada, and parts of Illinois require review by a local professional
as well. If you are building in these areas, it is most likely you will need to hire a
state licensed structural engineer to analyze the design and provide additional drawings
and calculations required by your building department. If you aren’t sure, building
departments typically have a handout they will give you listing all of the items they
require to submit for and obtain a building permit.
Additionally, stock plans do not have a professional stamp attached. If your building
department requires one, they will only accept a stamp from a professional licensed in
the state where you plan to build. In this case, you will need to take your house plans
to a local engineer or architect for review and stamping. In addition, plans which are
used to construct homes in Nevada are required to be drawn by a licensed Nevada architect.
