HOME BY DESIGN SHOWHOUSE 2004 454-5.
This beautiful and uniquely designed 3 bedroom/2.5 bath home was built to exemplify many of the Not So Big® principles featured in Sarah Susanka's book, Home By Design. Luxurious in feel, the home includes abundant windows, terraces and an expansive Sunroom, located beneath the home's iconic curved roof. The plan provides for a crawlspace, but the plan can also be converted to a full lower level, through integration of a basement stair case as seen in 454-7.
The exterior of the home, with its horizontal lines, modest roof pitch, large overhangs, and centralized rectangular chimney, evokes a Prairie Style feel, while the floor plan is ideal for today's more informal lifestyle.

DESIGNER NOTES
|
This design provides for an open yet intimate feel in the center of the home. Special use areas, such as the Away Room, Place of Your Own, and the Sun Room, are physically separated from the rest of the main level for privacy. The Master Bedroom boasts built-in corner window seats, a spacious walk-in dressing area, and access to the covered terrace. The upper part of the home contains two bedrooms, both with abundant windows tucked below the home's projecting Prairie Style roofline.
The Sun Room, with its large windows, provides a seamless transition to the outdoors. Unlike a screen porch, it is included in the square footage totals of the home since it is part of the conditioned space. The tile floor and curved ceiling continue outside onto the adjoining terraces. Depending on your needs, this room is easily modified and converted to a screen porch, similar to our Home By Design Showhouse 2004 version of this design (See 454-7).
A special note about the room called "A Place of Your Own:" Since the original version of this home was built on a crawlspace foundation, Sarah very cleverly hid the home's mechanical system below the raised floor of this room. This allows an otherwise wasted volume of space to be used as a bonus room for meditation, a child's play room, storage etc. If for any reason the mechanical systems are moved to another location, the floor of this room is typically lowered, and the access from the stairs is moved to the mudroom. Since the garage is easily detached from the main home, locations for windows were provided.
This home is designed to be very energy efficient and sustainably built. All the walls and roof are specified as Structural Insulated Panels (SIPS), which provide excellent insulating capability. The light colored metal roof system also reflects more light and heat away from the house, keeping the interior cooler.
More interior photos of this home can be found in Sarah's book Inside the Not So Big House, pp. 199 -207, and a mix of interior and exterior photos are available in Outside the Not So Big House, pp 20 -29. Both books offer extensive descriptions of the architecture and design features. There is also a video presentation describing the Not So Big® principles embodied in the house at: http://www.notsobigshowhouse.com/2004/3d.asp

 important information
Please note that in most areas of the country, these house plans will be everything
you need to build, but not necessarily everything you need to obtain a building permit.
In addition to the house plans you order, you may also need a site plan that shows
where the house is going to be located on the property. You might also need beams
sized to accommodate roof loads specific to your region. Your home builder can usually
help you with this. You may also need a septic design unless your lot is served by a
sanitary sewer system. Many areas now have area-specific energy codes that also have
to be followed. This normally involves filling out a simple form providing documentation
that your house plans are in compliance.
To find out what documents you should expect with your house plans, see
What’s Included?
In some regions, there is a second step you will need to take to insure your house plans
are in compliance with local codes. Some areas of North America have very strict
engineering requirements. Examples of this would be earthquake-prone areas of California
and the Pacific Coast, hurricane risk areas of the Florida, Gulf & Carolina Coasts. New
York, New Jersey, Nevada, and parts of Illinois require review by a local professional
as well. If you are building in these areas, it is most likely you will need to hire a
state licensed structural engineer to analyze the design and provide additional drawings
and calculations required by your building department. If you aren’t sure, building
departments typically have a handout they will give you listing all of the items they
require to submit for and obtain a building permit.
Additionally, stock plans do not have a professional stamp attached. If your building
department requires one, they will only accept a stamp from a professional licensed in
the state where you plan to build. In this case, you will need to take your house plans
to a local engineer or architect for review and stamping. In addition, plans which are
used to construct homes in Nevada are required to be drawn by a licensed Nevada architect.
