PRAIRIE HOME 454-8. Featured on pages 164 and 172 of Sarah Susanka's first book, The Not So Big House, the design for this PRAIRIE HOME was inspired by traditional Japanese Architecture, the same source that informed the work of Frank Lloyd Wright and the Arts & Crafts Movement of the early 20th Century.
Interestingly, when Sarah designed this house she had not yet studied Prairie School design, though after the house was published and a reporter noted the Prairie Style characteristics of the house, she discovered that the work of Mr. Wright had much to teach her beyond what she had already learned from Japanese Architecture.
Many of the hallmarks of Prairie School architecture are also features of this house, from wide, low-pitched roofs with generous overhangs, to horizontal siding and windows banded together - creating a house that can live comfortably and easily in the twenty-first century and beyond. On the interior, there is significant ceiling height variety, and many continuous trim bands, creating a pattern that is a familiar trademark of Prairie School design.

DESIGNER NOTES
The house is oriented around the main living and dining areas, with the kitchen more isolated than in many contemporary homes. If a more open look and feel is desired, there are simple ways to accomplish this without loosing the distinctive look and feel of the home's interior. The house also accommodates the need for quiet and privacy with separate rooms apart from the open spaces. The Master Bedroom Suite is located at the end of a hallway, separating it acoustically from the rest of the house, and is designed to take advantage of views to the back of the house. The suite includes two walk-in closets and a spacious bathroom. There's also a private study, which can double as a guest bedroom just off the front entry, and there are 2 additional bedrooms, both with corner windows, on the second floor, which open onto a beautiful gallery overlook to the living room below. The abundant windows, three sided screen porch and multiple decks provide wonderful integration of inside and outside, and make this beautiful dwelling an ideal choice for a lot with unique or special surrounding views. |

Please note that in most areas of the country, these house plans will be everything
you need to build, but not necessarily everything you need to obtain a building permit.
In addition to the house plans you order, you may also need a site plan that shows
where the house is going to be located on the property. You might also need beams
sized to accommodate roof loads specific to your region. Your home builder can usually
help you with this. You may also need a septic design unless your lot is served by a
sanitary sewer system. Many areas now have area-specific energy codes that also have
to be followed. This normally involves filling out a simple form providing documentation
that your house plans are in compliance.

In some regions, there is a second step you will need to take to insure your house plans
are in compliance with local codes. Some areas of North America have very strict
engineering requirements. Examples of this would be earthquake-prone areas of California
and the Pacific Coast, hurricane risk areas of the Florida, Gulf & Carolina Coasts. New
York, New Jersey, Nevada, and parts of Illinois require review by a local professional
as well. If you are building in these areas, it is most likely you will need to hire a
state licensed structural engineer to analyze the design and provide additional drawings
and calculations required by your building department. If you aren’t sure, building
departments typically have a handout they will give you listing all of the items they
require to submit for and obtain a building permit.
Additionally, stock plans do not have a professional stamp attached. If your building
department requires one, they will only accept a stamp from a professional licensed in
the state where you plan to build. In this case, you will need to take your house plans
to a local engineer or architect for review and stamping. In addition, plans which are
used to construct homes in Nevada are required to be drawn by a licensed Nevada architect.
