Plan Description

One-Penny Homes® and One-Penny Houses® are designated trademark figuratively associating the one-penny coin to a particular type of housing and architectural style. Basically, the idea is to offer high quality, energy-efficient, eco-friendly small houses with standardized features, in a variety of arrangements at affordable costs. The building belongs to the One-Penny Houses® series: small homes in contemporary exclusive styles. The rectangular shape of the floor-plan and the simplicity of the general outlook minimizes construction costs. The windows are standardized and of only two sizes. The construction can be adapted to a series-type reproduction: quality wooden-frame with the opportunity to choosing a wide variety of customized materials for the exterior finishes (like brick, stone, wood and different colors of plaster). The interior space has been tailored to minimize the presence of partitions, using a clear geometrical layout that inevitably reduces construction costs. The materials employed are certified and environmentally sustainable in all of the building phases. This philosophy, provides you with an ideal and healthy micro-climatic interior living space. The development of the house on one level, the logical and careful planning of spaces and general lay-out is useful for people with walking impairments. According to the terrain morphology, the buildings can be placed in rows, single, semi-detached or terraced with/without garage/carport, can be of various dimensions and increased according to the client's preference. They are of course, hurricane resistant.

Meet the Designer - Lucia Strona

null - Houseplans.com
“Architecture is an art that blends history, geography, science, anthropology, environment, and society. This art does not exist without people and their hopes, expectations and passions. It mirrors all these aspects. One must be able to listen, but immediately below the priority of listening is that of the architect, with her notion of consistency. Basically, good architecture does not exist without a good customer.”

Lucia was born in Milan and graduated in Architecture at the University of Rome 'La Sapienza' (Italy). She specialized in the restoration of historical and architectural heritage, bio-architecture, and landscaping. Following her university studies, she qualified in renewable energy systems, sustainable development, geobiology and Feng Shui planning. She works mainly in Italy, and she is an international member of 'AIA' (The American Institute of Architects). Combining professional activities with artistic painting and studies regarding architecture in extreme environments, Lucia was the author of the first European project entailing "A HUMAN OUT-POST IN A LUNAR LAVA TUNNEL". She cooperates with some specialized editorial magazines, was organizer of and speaker at numerous conferences in the above fields. In Italy, she has received a prize for: "Women with an outstanding entrepreneurial approach to work."

Her professional studio deals mainly with "green" architecture, Feng Shui planning, renewable energy, architectural restoration and landscaping. She also has vast experience in designing modern-houses built according to the 'Natural-House Building Concept'. This approach focuses on Heat Protection; Electrosmog Protection; Wind Draught Protection; Cold and Humidity Protection; and Acoustic Protection. These houses are 'energy efficient' and 'energy-saving' using certified high-quality eco-friendly materials and renewable energy systems. The main structures can be built with structural wood or bio-concrete/masonry. These concepts may be adapted to an infinite variety of home styles.

Important Information

All sales on house plans and customization/modifications are final. No refunds or exchanges can be given once your order has started the fulfillment process.

All house plans from Houseplans are designed to conform to the local codes when and where the original house was constructed.

In addition to the house plans you order, you may also need a site plan that shows where the house is going to be located on the property. You might also need beams sized to accommodate roof loads specific to your region. Your home builder can usually help you with this. You may also need a septic design unless your lot is served by a sanitary sewer system. Many areas now have area-specific energy codes that also have to be followed. This normally involves filling out a simple form providing documentation that your house plans are in compliance.

In some regions, there is a second step you will need to take to insure your house plans are in compliance with local codes. Some areas of North America have very strict engineering requirements. Examples of this would be, but not limited to, earthquake-prone areas of California and the Pacific Coast, hurricane risk areas of the Florida, Gulf & Carolina Coasts. New York, New Jersey, Nevada, and parts of Illinois require review by a local professional as well. If you are building in these areas, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your building department. If you aren’t sure, building departments typically have a handout they will give you listing all of the items they require to submit for and obtain a building permit.

Additionally, stock plans do not have a professional stamp attached. If your building department requires one, they will only accept a stamp from a professional licensed in the state where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for review and stamping. In addition, plans which are used to construct homes in Nevada are required to be drawn by a licensed Nevada architect.
