Plan Description

A modern cottage plan where adventuresome, playful design makes the most of a small space with private and public areas that connect elegantly to the outdoors.

This 2 bedroom plan won Fine Homebuilding Magazine's 2013 Small Home of the Year Award. The magazine recognized the design “for its shared spaces and connections to the outdoors that make it seem larger than its physical boundaries…” The layout is mostly one open space containing kitchen and living-dining area connecting to a large wrap-around deck (photos by Mike Dean). Key elements define individual “rooms” without separating one from another -- like the kitchen peninsula and the window seat -- making the main space feel larger than it is. Nir designed the house to be energy-wise, with rigid foam insulation in walls and roof and separate photo-voltaic arrays for generating electricity and hot water. The design was also a finalist in the 2014 HOWIE Awards sponsored by Houseplans.com. It’s definitely the little award-winning cottage that could!

It is my charge as an architect to create a built environment that promotes all aspects of human well-being, while respecting and sustaining the multiple eco-systems within the natural world around us. In generating design solutions I seek appropriate use of resources, longevity and adaptability.
Nir Pearlson heads an architectural firm in Eugene, Oregon. He received his Architectural Degree from the University of Oregon, following years of traveling and living in diverse countries and cultures. Nir seeks to identify the subtle contextual patterns of each site, listens for the hidden narrative within the client’s program, and celebrates the project's essence through its design. Nir combines hands-on experience as a craftsman and builder, with an artistic attention to composition and detail.

Since its foundation in 2003, Nir’s firm has received regional and national acclaim and awards for a diverse body of commercial and residential projects. Practicing architecture as a means to promote the well-being of individuals and communities, the firm designs with rigor and simplicity, and strives for beauty and balance. The resulting designs respect existing architectural tradition and context, lead with design innovation, and seek to sustain our natural world's climate, terrain, resources, and all its living systems.

Over the past decade as economies and sensibilities shifted, clients have sought appropriate-scale living. In response, Nir has designed numerous small homes and generated a set of mini-home design principles.
