Character makes up for what this simple rectangle cottage lacks in size. “This plan is ideal for a small lakefront lot or place in the woods, for someone seeking a basic vacation home that won’t cost a fortune but definitely has charm,” said architect Wayne Visbeen, of Visbeen Associates, Inc. Intended first for traditional construction, it’s a plan that also could easily be built off-site, transported and efficiently put up in modular fashion. “There’s very sure momentum behind modular home design right now – it’s a trend we’re seeing even in the higher end home market,” noted Visbeen. Shown rising off a stone base for substance, Whistling Cove’s floor plan is straightforward: “From the front porch, you walk right into the living room (fireplace optional), which flows into the dining room – flanked here by a screened room – kitchen, and laundry area,” Visbeen said. “Up an L-shaped stairway, a simple hall and full bath separate a master bedroom with fireplace if desired and a second bedroom or bunkroom.” Although not a big home with storage, Visbeen said, this simple rectangular footprint can easily be expanded: “It’s good as is or a good place to start. There are a lot of options.” Outside, a false gable off this getaway’s steeper roof slope creates visual interest, while a shed roof over both the front porch and screened room offers inviting character. Other details including double-hung, cottage-style windows and a wood front door take plain our of the plan, “drawing attention instead to a small, simple home that’s well-proportioned and welcoming.”

FAQs

Are designs on Houseplans ready to submit to my building department for permitting?

It depends on where you're building. Our plans contain enough information for a professional builder to construct your home, but your local government may require additional information before permitting. We strongly advise that you talk with your builder before you get started. If you are building for yourself, we recommend visiting your local building department to start your diligence. Read more here.

Can I make changes to a plan?

Absolutely! Our modification service allows you to customize almost anything - whether it's adding an extra garage bay, adjusting square footage, changing the roof pitch, or more, the plan modification service is a great value and can be completed quickly. Additionally, if you purchase an electronic plan set (PDF or CAD), you may have the option to make changes locally. CAD files offer the most flexibility for custom edits. Just let us know what you're thinking, and we’ll provide an estimate and timeframe to get started. Learn more here.
