This charming modern cottage packs an impressive amount of function and character into just 1,102 square feet. Measuring only 32 feet wide by 34 feet deep, the compact two-bedroom, one-bath home is ideally suited for a narrow lot while maintaining a surprisingly spacious and open interior. Running through the center of the cottage is a dramatic vaulted space that visually connects the kitchen, dining, and living areas. This open floor plan, combined with the soaring ceiling over the dining area, gives the home a sense of volume and openness that far exceeds its modest footprint. Large windows throughout bring abundant natural light into the rooms. The efficient kitchen features a 9-foot ceiling, full-size appliances, and a generous 6-foot peninsula with a breakfast bar. A stacked washer and dryer occupy a closet adjacent to the kitchen. The living area also has a 9-foot ceiling and is sized for a comfortable furniture arrangement. A tiled foyer creates a welcoming transition from the front entry and opens upward into the dramatic vault. Above the bathroom and hallway and visible as you enter the home, is a cozy loft, accessed by a ladder, adding flexible space and an architectural focal point. Access doors on either side of the loft provide easy entry to abundant attic storage. A short hallway leads from the main living area to two good-sized bedrooms and the bathroom. All these spaces have 9-foot ceilings, creating a comfortable, generous atmosphere despite the home's compact dimensions. Bathroom fixtures include a 3’x4’ shower, and two small closets conceal the home's mechanical equipment. Exposed wood beams support the walls of the central vault, while horizontal wood slats on the foyer walls are a distinctive architectural detail that complements the modern cottage aesthetic. Outside, the cottage’s simple geometry is finished in crisp white board-and-batten siding, contrasted by the central column on both the front and rear elevations which feature brown painted horizontal siding. The entry deck is sheltered by a distinctive suspended flat roof. The cottage has a symmetrical form and a strong, balanced presence yet does not feel overly formal. Compact, efficient, and filled with architectural character, this 1,102-square-foot cottage demonstrates how thoughtful design can make a small home feel substantially larger than its actual footprint.

FAQs

Are designs on Houseplans ready to submit to my building department for permitting?

It depends on where you're building. Our plans contain enough information for a professional builder to construct your home, but your local government may require additional information before permitting. We strongly advise that you talk with your builder before you get started. If you are building for yourself, we recommend visiting your local building department to start your diligence. Read more here.

Can I make changes to a plan?

Absolutely! Our modification service allows you to customize almost anything - whether it's adding an extra garage bay, adjusting square footage, changing the roof pitch, or more, the plan modification service is a great value and can be completed quickly. Additionally, if you purchase an electronic plan set (PDF or CAD), you may have the option to make changes locally. CAD files offer the most flexibility for custom edits. Just let us know what you're thinking, and we’ll provide an estimate and timeframe to get started. Learn more here.
