Beautifully arranged, this 3 bed room craftsman style home is super energy efficient featuring 2x6 exterior walls and a host of other energy saving features. The interior contains an array of features on the most wanted list of homeowners including the very open design of the main living areas. The living room is open and bright and features a built-in library, wood burning fireplace and a sweeping stairwell entrance to the upstairs bonus room. The bonus room has been pre-planned with an adjoining bath making it the perfect space for a game room or home theatre. The kitchen is large, fully appointed and has an adjoining butler’s pantry. The utility room is but a step away but privately located and can also be accessed from the master bath for added convenience. The master bath is superb with its generous size, tray ceiling and built-in library. Best of all, there is a private patio for the owners including a low maintenance pergola for added beauty and comfort. The exceptionally large rear porch provides lots of room for outdoor entertaining and a breezeway to the two car garage. This plan is also suitable for handicap accessibility with many features built in to the design such as extra wide hallways and 3’ passage doors. If building to handicap accessible standards, the optional slab foundation is recommended.

FAQs

Are designs on Houseplans ready to submit to my building department for permitting?

It depends on where you're building. Our plans contain enough information for a professional builder to construct your home, but your local government may require additional information before permitting. We strongly advise that you talk with your builder before you get started. If you are building for yourself, we recommend visiting your local building department to start your diligence. Read more here.

Can I make changes to a plan?

Absolutely! Our modification service allows you to customize almost anything - whether it's adding an extra garage bay, adjusting square footage, changing the roof pitch, or more, the plan modification service is a great value and can be completed quickly. Additionally, if you purchase an electronic plan set (PDF or CAD), you may have the option to make changes locally. CAD files offer the most flexibility for custom edits. Just let us know what you're thinking, and we’ll provide an estimate and timeframe to get started. Learn more here.
