This charming 1½-story farmhouse blends classic character with modern comfort. A wide wrap-around porch and covered back porch set a welcoming tone, while shutters on the windows and dormers front and back add timeless curb appeal. Inside, the main level features 9-foot ceilings that create an airy feel throughout. The heart of the home is a spacious great room with a cozy fireplace, flowing seamlessly into a formal dining room and a thoughtfully designed kitchen complete with a walk-in pantry, center island, and eating bar. A nearby home office offers a quiet retreat for work or study. Crown molding adds an elegant touch to the great room, kitchen, dining, foyer, vestibule, and primary bedroom. The primary suite is privately located on the main floor, featuring double sinks, a walk-in closet, a private water closet, and a large shower. A private deck off the bedroom provides a relaxing outdoor escape. Also on the main level are a convenient laundry room and a powder room for guests. Upstairs, the 8’6” ceilings slope gently with the roofline, giving each room unique character. Two bedrooms, a bedroom/flex space, and a full bath provide plenty of space for family or guests. This farmhouse combines functional design with rustic charm, offering both inviting gathering spaces and private retreats.

FAQs

Are designs on Houseplans ready to submit to my building department for permitting?

It depends on where you're building. Our plans contain enough information for a professional builder to construct your home, but your local government may require additional information before permitting. We strongly advise that you talk with your builder before you get started. If you are building for yourself, we recommend visiting your local building department to start your diligence. Read more here.

Can I make changes to a plan?

Absolutely! Our modification service allows you to customize almost anything - whether it's adding an extra garage bay, adjusting square footage, changing the roof pitch, or more, the plan modification service is a great value and can be completed quickly. Additionally, if you purchase an electronic plan set (PDF or CAD), you may have the option to make changes locally. CAD files offer the most flexibility for custom edits. Just let us know what you're thinking, and we’ll provide an estimate and timeframe to get started. Learn more here.
