Plan Description

This modern farmhouse plan with a flex room gives you 3,110 square feet of heated living space and an attractive exterior with a combination of vertical and horizontal siding pairs. A covered porch with a standing seam metal roof and a vaulted gable adds to the modern farmhouse curb appeal. Inside, a spacious foyer greets you with a coat closet tucked beneath the stairwell and a flex room - use it as a guest bedroom or as a home office - has direct bathroom access and a walk-in closet. The family room seamlessly flows into the kitchen, where you will find an elongated island and walk-in pantry in the adjacent mudroom. An oversized opening connects the kitchen with the dining room, and a 12' x 12' sun deck is easily accessible for grilling or dining outdoors. The primary bedroom is conveniently located on the main level and includes a walk-in closet and 5-fixture bath with access to the laundry room. Upstairs, a spacious loft is at the top of the stairs and located between Beds 2 and 3, which share a Jack and Jill bath and expansion space that could get you a fifth bedroom with a bath if finished plus unfinished storage space. Mirror Reversed Sets

A mirror-reversed set is a printed copy of your house, resulting in the same image you would see if you held the drawing up to a mirror. Everything, including the text, is backward in relation to the original design. These kinds of drawing are typically used to reorient an original plan more advantageously on a site, either because the homeowner prefers it that way or because of limitations of the site itself. Note: Mirror reverse sets are only available with a 5 copy or 8 copy set. With a Reproducible, PDF, or CAD set, you can print mirrored copies locally. In addition: 5 Copy set selected, should only allow 4 mirrored sets to be selected. 8 Copy set selected, should only allow 7 mirrored sets to be selected.

Unless you buy an “unlimited” plan set or a multi-use license you may only build one home from a set of plans. Please call to verify if you intend to build more than once. Plan licenses are non-transferable and cannot be resold.
