This simple but charming traditional farmhouse brings back memories of yesterday with its large receiving porch and raised roof area. Although basic and conservative, it is loaded with big home features including: 1. Super energy efficient designed to save 50% on heating and cooling cost with these features: a. 2x6 walls with R-19 insulation b. 12” raised roof plate to accommodate 12” ceiling insulation to the outermost edge c. Energy efficient fireplace with fresh air intake d. Most plumbing located in interior walls so as not to interfere with the insulation e. Positive attic ventilation to store heat in the winter and exhaust heat in the summer 2. Living Room features include 14’ ceilings with exposed beams. Corner energy efficient fireplace. 3. Kitchen features include a walk-in pantry, large island with eating bar, cook top and separate built-in oven, ample counter space and a pass through to the porch 4. The master suite is larger than most homes of this size and features an en-suite complete with a soaking tub, separate shower, dual vanities, private toilet plus a super size walk-in closet 5. A home office is conveniently located for the homeowner and features built-in book shelves and a private bath entrance. The 14’ ceilings provide an open look that offers an array of decorating possibilities. 6. Designed for outdoor use, this plan has a rocking chair front porch plus an outdoor dining porch with space for an outdoor kitchen but a pass through makes it easy to do all of the food prep in the interior kitchen and pass it through when ready to serve. The dining porch is conveniently tucked into a space that is easily accessible from the kitchen but it is also designed to protect from wind and rain by having only one open side. For those sun shine days, a covered patio is accessible from the homes interior. Isolated from the adult side of the home, the kids bed rooms are ample size and both have a large walk in closet and a study desk area complete with book shelves. A jack and jill bath is accessible from both bed rooms and very private because of the guest half bath.

FAQs

Are designs on Houseplans ready to submit to my building department for permitting?

It depends on where you're building. Our plans contain enough information for a professional builder to construct your home, but your local government may require additional information before permitting. We strongly advise that you talk with your builder before you get started. If you are building for yourself, we recommend visiting your local building department to start your diligence. Read more here.

Can I make changes to a plan?

Absolutely! Our modification service allows you to customize almost anything - whether it's adding an extra garage bay, adjusting square footage, changing the roof pitch, or more, the plan modification service is a great value and can be completed quickly. Additionally, if you purchase an electronic plan set (PDF or CAD), you may have the option to make changes locally. CAD files offer the most flexibility for custom edits. Just let us know what you're thinking, and we’ll provide an estimate and timeframe to get started. Learn more here.
