This design is tailored to meet the specific needs of a vacation house while providing high performance design features. Inspired by a custom client that wanted a lake house that could serve as a cozy winter retreat for her husband and two children but easily accommodate a large number of extended family members and friends on summer vacations. The simple form, shed roof, oversized glass doors, and vaulted ceiling contribute to a casual modern style with lots of light and air. An open great room spills out onto a large oversized deck through two large sliding glass doors. A screened porch is a great place to escape mosquitoes or rain but still enjoy some fresh air. A long mudroom corridor is a great place to shed hiking boots and other outdoor gear. A bunk room and play room combination provides room for four bunk beds and play space for children. The common room has two sliding glass doors out onto the patio deck. This is a sunny communal space with polished concrete floors provides a casual and durable setting for large gatherings. A center cabinet wall features a fireplace, hidden TV and media cabinets as well as a bar. A large kitchen island features a raised bar counter side that serves as an excellent place to grab breakfast while concealing dirty dishes in the sink. A combination of upper cabinets and open shelves offer easy access to dishes or utensils while providing opportunities to hide unsightly clutter. This high performance house plan offers multiple design options for the building’s thermal envelope that allow the builder to select the one that works best for your budget and climate. Passive solar design techniques such as Sothern exposure for large areas of glazing, window shading devices were key considerations for this project.

Plans are typically drawn to ¼” scale and include:
  • Foundation Plan(s): This page shows all necessary notations and dimensions including footings, support columns, walls, and excavated/unexcavated areas.
  • Floor Plan(s): Detailed plans showing room dimensions, wall partitions, windows, etc. as well as the location of electrical outlets and switches.
  • Exterior Elevations: A blueprint picture of all four sides showing exterior materials and measurements.
  • Interior Elevations: Detailed drawings of kitchen cabinet elevations and other elements as required.
  • Overhead Roof Plan(s): A view of the home from above showing roof pitch, peaks, valleys, and other details.
  • Cross Section(s): A vertical cutaway view of the house from roof to foundation showing details of framing, construction, flooring and roofing.
  • Electrical Plan(s): In general, each house plan set includes an electrical plan which will show the locations of lights, receptacles, switches, etc. Note: Most Green Living plans have an electrical plan, however some do not. Please contact us to verify. Window shading details: External window shading devices are an effective method for reducing heat gains through windows during Summer. In fact, external shading devices can reduce heat gains by up to 80% if sized and built properly. With this in mind, the founders of Green Living, formerly Free Green, created this page to assist home builders in constructing effective window shading devices. The information we provide includes a zoning map of the United States, zoning charts for proper sizing of shading devices and a variety of shading device styles and materials to suite different tastes and different home designs.

It depends on where you're building. Our plans contain enough information for a professional builder to construct your home, but your local government may require additional information before permitting. We strongly advise that you talk with your builder before you get started. If you are building for yourself, we recommend visiting your local building department to start your diligence.
