Barndominium Plans & Barn House Floor Plans

Barndominium Plans & Barn Floor Plans

Similar to modern farmhouse designs, barndominium plans feel both timeless and contemporary. Barndominium floor plans feature simple, rustic exteriors, perhaps with a gambrel roof or (of course) barn doors.

While the term barndominium is often used to refer to a metal building, this collection showcases mostly traditional wood-framed house plans with the rustic look of pole barn house plans. Some designs do feature metal (PEMB) or post and beam framing, so be sure to review the product detail page carefully, and let us know if you have any questions.

So do these barn house plans actually have stalls for horses, hay, and tractors? Actually, some of them do! Most of them simply draw inspiration from barn style house plans with rustic elements (no hay needed). Open-concept layouts inside give a contemporary vibe, especially when combined with luxurious amenities such as spa-like master bathrooms and large kitchen islands. So if you want the look of a country farmhouse with modern elements, check out these home plans.

One-story barndominium plans (aka ranch barndominium plans) are typically small to medium in size, and are appreciated by anyone seeking to avoid stairs. Need a luxurious, sprawling five-bedroom single-story design? We have a few of those too!

Small, simple, and tiny barndominium designs tend to be best for people working on a tight budget, or empty-nesters who are seeking to downsize. These plans may be small in size, but many offer striking curb appeal and cool design choices, like modern open layouts and airy vaulted ceilings, both of which can help a small home feel bigger than it actually is.
Two-story barndominium designs typically work best if you're looking for extra square footage, or if you're planning to build on a narrow lot. Two-story barndo layouts often present lofts, which can be used as a kids' play area, a homework space, an office, or something else.

Car and gadget enthusiasts will likely appreciate our barndo plans with shops collection. If you're the ultimate garage fan, consider selecting a design that sports a shop and a regular-sized garage. Yep, we've got a few designs like that too!

Think you might need extra space at a later date? Check out our curated collection of barndominium plans with basements. Basements can be finished own the road if and when extra space is needed. They're also known for acting as game rooms, dens, and can sometimes feature one or more secondary bedrooms.

Barndominium Plans FAQ

  • What is a Barndominium?
Barndominium style is exploding in popularity. Barndominium plans create homes that offer the look and feel of a barn, blending rustic country charm with modern innovation. Some designs exude a warm, rustic Craftsman feel, while others project a more modern vibe, with minimal ornamentation, clean vertical lines, and/or solid black or gray exterior colors. The term barndominium is often used to describe a metal building structure, but barndominium floor plans can offer either metal or wood framing. The majority of our plans offer traditional wood framing. To see our metal-framed barndo plans, click here.
  • Cool Characteristics of Barndominium Plans
    • Huge garages/workshops are the #1 feature of a barndo plan. Some designs even feature an RV bay (see our collection of house plans with RV garages here). If you have multiple vehicles, or simply need a ton of extra unheated storage space, a barndo blueprint might be the best option for you. Fun fact: house plans with shops/big garages even have their own nickname: shouse floor plans (i.e. shop + house).
    • Spacious wraparound porches are another common characteristic of barndominium plans. The wraparound porch acts as a counter balance to offset the presence of the huge garage, making the house look and feel homier and more welcoming, and less like a mechanic’s shop. Check out barndominium plans with wraparound porches here.
    • Modern interior design elements can also regularly be found within barndo floor plans. Examples include: open floor plans with kitchen islands and vaulted ceilings, and main-level primary suites. Need a primary suite on the upper level? Don’t worry, you’ll see designs like this too as you browse our collection.
    • Lofts are another design element you’ll find in many barndo floor plans. Lofts are popular for a variety of reasons, depending on who’s living in the house. If you’re a family with teenagers, lofts can easily act as game rooms, hangout areas, or homework spaces, as they live upstairs, often next to secondary bedrooms. On the other hand, if you’re an empty-nester, a loft could be used as a home office. Check out our collection of barndominium plans with lofts here.
  • How Much Does It Cost to Build a Barndominium?

  • Is a Barndominum the Right Choice for Me?
  • What’s a Ranch-Style Barndominium? And Do You Offer Them?
Yes, we have many! A ranch-style barndominum plan is simply a single-story barndo plan. Single-story designs are often preferred by a variety of homeowners, as they don’t require many steps, making everyday living that much more convenient, especially as we age. We count stories as levels above grade, so some ranch-style barndominium plans may feature a basement or walkout basement, or have one or both available as an option. As you purchase your plan, you can choose which foundation you would like, and if you don’t see the option you require, simply call us, or submit a customization request (just click the button that says Modify This Plan on the plan detail page).
  • What’s the Average Size of a Barndominium Plan?
Barndominium house plans can be any square footage. On Houseplans.com you’ll find tiny, super-cute barndo plans under 1,000 sq. ft., small barndo designs under 2,000 sq. ft., large barndo layouts that aim to impress, and everything in between. Take note: for house plans, the total square footage presented is the total heated square footage. Therefore, if the plan features a huge garage/shop, the garage/shop will not be included. You can check the size of the garage/shop on the product detail page.
