Arches unify this Classic, one-story home with a spacious layout that’s perfect for family members of all ages. The Great Room is at the center of this plan with so many needs of family life — a warm hearth, a media center, generous space for the gathering of kith and kin, and ready access to food and the outdoors. The fireplace is right next to the entertainment center in the Great Room. The formal Dining room is large enough to host wonderful meals with plenty of room for guests. The rear Screened Porch and enclosed Courtyard-Patio behind the Greatroom offer cool and private spaces for year-round enjoyment. The screening helps reduce pests, and the Courtyard is open above for grilling and other open-air activities. You’ll notice how private the sleeping wing of the house is. The Master Suite has a Walk-in Wardrobe and its ensuite Master Bath features dual vanities, private toilet, garden bath, and separate shower. Its generous window placement allows lots of light, and the large window facing the Courtyard offers an optional French door for direct access outdoors. Bedrooms 2 and 3 are generously sized, each with its own Walk-in Closet. Bedroom 3 has private, ensuite access to the hall Bath. The Laundry is conveniently located there, near the sleeping areas where most cleaning needs arise. Bedroom 4 can be easily converted into a den, study, or home office — so important in this modern era of flexible working and the delight in hosting guests who come to spend time with you. Lastly, the 3-car Garage is placed close to the Kitchen for convenient unloading of groceries. It also has extra space for Storage and a workbench for home projects. Here’s a home for you, your family, and friends to enjoy for a lifetime!

FAQs

Are designs on Houseplans ready to submit to my building department for permitting?

It depends on where you're building. Our plans contain enough information for a professional builder to construct your home, but your local government may require additional information before permitting. We strongly advise that you talk with your builder before you get started. If you are building for yourself, we recommend visiting your local building department to start your diligence. Read more here.

Can I make changes to a plan?

Absolutely! Our modification service allows you to customize almost anything - whether it's adding an extra garage bay, adjusting square footage, changing the roof pitch, or more, the plan modification service is a great value and can be completed quickly. Additionally, if you purchase an electronic plan set (PDF or CAD), you may have the option to make changes locally. CAD files offer the most flexibility for custom edits. Just let us know what you're thinking, and we’ll provide an estimate and timeframe to get started. Learn more here.

How much does a house cost to build?

Find out! Build costs vary based on the size of the home, materials used, and local rates for goods and labor. Our Cost to Build report is a great way to get some basic costs dialed in before you order your plans. Just plug in your postal code, select your desired construction quality, and we'll calculate for you.
