This beautifully proportioned contemporary Prairie-style home sits confidently on its site. Strong, clean lines and a simple geometry speak to the modern influence. Big sunny windows and ample decks connect the open floor plan to the outside, with a large wood trellis on the patio offering protection from the sun. Each of the four bedrooms has its own full bathroom. The main floor is divided into the more formal visitor’s side and the casual family wing. Here, the kitchen includes a built-in desk, handy for checking email, and a uniquely shaped island large enough for four people to eat. The ground floor bedroom serves as a great home office, guest, or in-law room. Sun-tubes pour daylight down the grand central stair. On the second floor, a catwalk looks down into the dining room. On one end sit two secondary bedrooms and a bonus room that would make a great study. With plenty of privacy on the other end, the large master has vaulted ceilings, a private balcony, a walk-in closet, and a five piece bath. When oriented properly, this home is designed to take advantage of passive solar lighting with large windows and properly sized overhangs and shading devices. Roof surfaces are also arranged to hold solar electric panels. This plan is offered with either ICF (insulated concrete form) or conventional 2x6 wall framing. A faux-chimney can be used to house and camouflage an evaporative cooler as well as all mechanical room venting. The plan comes with a bonus “Green Specifications” sheet that helps you make this home extra energy and resource efficient.

FAQs

Are designs on Houseplans ready to submit to my building department for permitting?

It depends on where you're building. Our plans contain enough information for a professional builder to construct your home, but your local government may require additional information before permitting. We strongly advise that you talk with your builder before you get started. If you are building for yourself, we recommend visiting your local building department to start your diligence. Read more here.

Can I make changes to a plan?

Absolutely! Our modification service allows you to customize almost anything - whether it's adding an extra garage bay, adjusting square footage, changing the roof pitch, or more, the plan modification service is a great value and can be completed quickly. Additionally, if you purchase an electronic plan set (PDF or CAD), you may have the option to make changes locally. CAD files offer the most flexibility for custom edits. Just let us know what you're thinking, and we’ll provide an estimate and timeframe to get started. Learn more here.

How much does a house cost to build?

Find out! Build costs vary based on the size of the home, materials used, and local rates for goods and labor. Our Cost to Build report is a great way to get some basic costs dialed in before you order your plans. Just plug in your postal code, select your desired construction quality, and we'll calculate for you.
